University Organizing Secretary Urges Ghanaian Landlords to be Considerate in Apartment Rental Charges

Daniel Kwame Zah Sefashi, the Organizing Secretary of the University of Media, Arts and Communication, has called on real estate and apartment owners in Ghana to be more thoughtful in their charges for apartment rentals, particularly when dealing with the youth. Sefashi made this plea during an exclusive interview on e.tv Ghana’s Campus Dialogue show, discussing “Rent in Ghana – The Youth Perspective.”

Sefashi highlighted that the inflation in prices of goods cannot be a valid reason for real estate owners to increase rent charges. He emphasized that just because there is an increase in prices of building materials like cement, it does not justify increasing rent charges for structures that were built over two decades ago. He urged landlords to be mindful of their charges and avoid excessive increments.

While Sefashi acknowledged that rent increments are necessary, he emphasized that it should not exceed 5% annually or 2% at minimum. He stressed that landlords cannot increase rent charges as if the building, which was constructed over two decades ago, is also following inflation.

Sefashi, who is also a student advocate, pointed out that many young students who live in rented apartments are facing difficulties with the intermittent and unannounced increments in rent charges. He cited examples where landlords charge the same rent for a room with no improvements or enhancements. For instance, he highlighted how some students were paying 1,600 per head for three months in the last academic year, while this academic year, they are paying 3,200 for the same room, same size, and no renovations.

In conclusion, Sefashi called on real estate and apartment owners to be more considerate in their charges for apartment rentals, especially when dealing with the youth in Ghana.
